It’s no secret that we have a tight supply of new homes in the Denver Metro. Materials are in short supply and with soaring labor costs builders need to look at technology for a solution. Maybe it’s time for prefabricated construction to become mainstream in residential home building. What do you think?
Prefabrication (off-site production) has been embraced by Marriott Hotels who in 2017 agreed to build 50 hotels incorporating this technology. Next time you see a hotel being built, look for the cranes hoisting wall panels with weather wrap already applied. You can produce walls with windows, floor panels and roof trusses off-site and then have them assembled on the job site.
The benefits of this type of construction :
- Quality production
- Fast delivery times
- Greater cost and time predictability
- Less construction waste
- Safer work conditions
- Less finger pointing 🙂
Robots you say? OK, so maybe we are a few centuries away from using robots in residential construction, but not as much a stretch for off-site production. The Swiss government is funding research into the robotic prefabrication process for timer frame modules. That’s a mouthful !!
It’s certainly food for thought and fun to watch these concept robots at work on YouTube. Link. But, while robots are great for repetitive tasks they fail when it comes to the knowledge of your local My Home 5280 Real Estate Market Expert (Moi) 🙂
