I don’t normally get excited about roof replacement or negotiating a credit for one, but this is an exciting game changer.
When representing a buyer, concession requests are always part of the deal. The home inspection report comes in and the negotiations begin. From a seller’s perspective all the inspection resolution items are “just old and work fine.” From a buyer’s perspective everything on the list is “an accident waiting to happen.” If a good listing Realtor has done their homework with the sellers, the prep time prior to listing was put to good use by having a contractor visit the home and inspect big ticket items like the roof. This educates the sellers as to a potential buyer’s expectations when that all important offer comes in.
Obviously if the roof is 20 years old a buyer will make a new replacement roof part of the initial offer. However there are always those gray areas when the roof age hits 10 years plus, recent hail storms or a roof looks disheveled with missing vent covers, etc. Then a buyer’s credit is usually requested to cover the partial cost of replacement.
I will be advising my buyers to take the credit and hold off replacing the roof until Tesla’s solar roof comes on the market in mass this year. Yes the folks who make the electric car have teamed up with SolarCity to produce a solar roof they claim will cost less than a regular roof. Not only will the upfront costs be lower, but it generates electricity leading to further savings. I know what your thinking, big ugly solar panels all over your roof! Not so, glass roof tiles that are aesthetically pleasing to the eye.
